Do I need to register my land?
|
|
No. In fact The Land Registration (Scotland ) Act 1979 Section 4 (1)(b) specifically removes the normal requirement to register your land, because this is a souvenir plot. Unlike in England, Scotland has removed the need to register your purchase in order to be the owner of the land, thus permitting the transfer of title to take place under Contract Law. By removing the need to register the transfer, small plots of land can be sold without the expenses which would otherwise make this uneconomical. You will receive a copy of the Deed of Transfer in your pack. |

So I can honestly call myself a Laird?
|
|
Under United Kingdom law, as the owner of a Scottish estate, you will have the full rights to style yourself as a Laird (Lord) or Lady.

What can I do with the land?
|
|
As the new owner, you can come and visit; take a walk in the "Laird's Wood", take a photograph of your Estate. If you are a member of the Country Club, why not try a little fishing on the river Spean, and picnic on the river bank. In any event, you will be able to enjoy bird watching, fungi spotting, country pursuits and lots of tranquility. If your estate is a large one, you may wish to put your tent up and stay for a few days but if you wish to develop your land more permenantly you should consult the local authority before doing so.

| How large is a plot? |
| The Mini Estate is one square foot
The Standard Estate is ten square feet
The Large Estate is one hundred square feet
The Extra Large Estate is one thousand square feet |
| Will I know which plot is mine? |
In order to transfer the plot to you under Contract Law, we need to be able to define its location precisely. We do this by providing you the exact GPS location, using the UK Ordnance Survey reference system. The location of each plot is unique.

Can I purchase one for someone else?
|
|
Absolutely. Just let us know what name to put on the certificate when ordering. If you would like a message enclosed to the new Laird/Lady, and the pack shipped directly to them, this is all part of the service. As is customising the deeds with a special date i.e. a birthday or anniversary; just let us know at the time of ordering.

Can I use my title for anything and in any situation?
|
|
You may use your title at any time except for any illegal purpose - such as to commit fraud, or obtain money by deception.

Can I leave this land to anyone?
|
|
Your land and title can be left to anybody through your will upon your death or even sold to someone else if you wish to sell the land, after all, it is yours. There are two covenants on the land. One prevents shooting and the second prevents the Estate from being subdivided.

Can I change my bank account, passport, drivers license?
|
|
This should not present a problem. Many people successfully change their names on their legal documentation. But we can't make promises on behalf of these agencies. Why not contact your bank, the passport office or other agencies in advance if this is a vital requirement for you.

Is there anything else to pay?
|
|
No. There are no land taxes in Scotland and absolutely no other costs associated with buying or owning this land. We maintain public liability insurance over the entire wood which will continue in force after your purchase. You will have no further expense to pay after the initial purchase price. |

Are there any restrictions on the fishing?
|
|
No, when you join the Lochaber Country Club you acquire the FULL fishing rights, for as long as you remain a member. You can fish whenever you like - within the law. It is up to you to follow the laws of Scotland with regards to the seasons for the different fish you are fishing for. Members of the Lochaber Country Club acquire the right to fish for Salmon on over a mile of the River Spean. If you intend to fish for salmon or trout, you must comply with the Salmon and Freshwater Fisheries (Consolidation) (Scotland) Act 2003 and any other relevant law applying to fishing in Scotland. |

Can I purchase several plots that are next to each other?
|
|
Yes. All the plots you order at the same time will be next to each other. Any plots ordered later will be part of a different block. If you think that you will require more plots later, that need to be part of your block, but do not yet know the name (for example unborn children) simply order as many as you need in total and ask us to hold delivery of the unknown plots until you can advise us of the details. We keep records of all plots sold and can issue your certificates at any time you choose. If you need the documents reissued at a later date, we will do this without charge. How will my Personal Message be added?

Is the frame in the photograph included?
|
|
The frame is just to show how the certificate would look framed. It is not included.

What does the gift wrap look like?
|
|
The gift packaging is a Royal blue paper, hand wrapped around the Pack, with a length of Lochaber Tartan folded around the package and sealed with a gold seal, embossed "Lochaber Highland Estates". This is then covered with a plastic film to protect the gift wrap in transit and a label is attached to this outer covering to confirm the details of the recipient.
